POLICIES

PAYMENT

The total amount due is taken at the time of reservation. There is a three-night minimum for all stays. Virginia Sales tax of 5.3% and Nelson County Lodging tax of 5% applies to all guest stays.

ARRIVALS & DEPARTURES

Check-In : 4pm   |   Check-Out: 11am

If you require an earlier check-in or later check-out, please contact us at least 72 hours before your stay. We may be able to accommodate your needs but it is based on the reservations before and after you.

CANCELLATIONS & MODIFICATIONS

Cancellations 14 days or more before the start of your stay will receive a full refund, minus a $50 administration cancellation fee.

Reservations canceled within 14 days of the start of your stay will be refunded 50%.

Reservations can be transferred to future dates, upon availability, and may trigger an increase to the payment amount depending on the season.

PETS

Unfortunately, we do not allow pets at this time. This does not include service animals, as defined by the ADA.

SMOKING

For the health and safety of our guests, all forms of smoking are PROHIBITED in the Perkins Hollow lodgings. This includes, but is not limited to, cigarettes and vaping. Evidence of smoking inside will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee charges to as Excess Damage Cost and will be charged against the credit card on file or the security deposit at Owner's election. Smoking is permitted outside but all waste must be picked up and properly disposed.

FIRE PIT

There is an outdoor fire pit on the property for guest use. We require one person attend the fire AT ALL TIMES until the fire is completely out. Please note, the Forest Service may issue a burn ban for the area, which may affect the fire pit’s availability.

DISCOUNTS

We offer a 10% off discount to active military and veterans. Discount requests must be made at time of reservation and may not be combined with any other special offers or package offer. Please email us at info@perkinshollow.com prior to your reservation to arrange a discount.

INDEMNIFY AND HOLD HARMLESS

Guest agrees to indemnify and hold harmless the owner and Perkins Hollow and its officers, agents and employees of and from any and all claims, , causes of action, damage, lawsuits, judgments, including attorneys' fees, and costs, arising out of, relating to, or in connection with the reservation and/or use occupancy or rental of the home or property specified on our Policies Page.
